The past week a few of our European royalties were in the spotlights and to stay in the royal style I want to share this apartment with you. At least I really got the feeling that I entered a palace. All the furniture would fit easily in such an interior. This apartment might not be in the hands of a royal family, but I think it has a lot of elements to create the place of your dreams.
De afgelopen week stonden een paar van onze Europese royalty's in de schijnwerpers en om in de koninklijke stijl te blijven wil ik dit appartement met jullie delen. Ik kreeg in ieder geval echt het gevoel dat ik een paleis betrad. Al het meubilair zou makkelijk passen in zo'n interieur. Dit appartement is misschien niet in handen van een koninklijke familie, maar ik denk dat het veel elementen heeft om de plek van je dromen te creëren.
When making photos for real estate I often start in the bathroom or bedrooms. For me it is really important to have the same workflow in each assignment. In this way I have the least chance to forget certain photos. Beside that the bathroom is on an average the only room where I will close the door the rest of the shoot. Therefore it’s the perfect place to hide my own bags or some other items we do not want on the photos.
Bij het maken van foto's voor vastgoed begin ik vaak in de badkamer of slaapkamers. Voor mij is het heel belangrijk om bij elke opdracht dezelfde workflow te hebben. Op deze manier heb ik de minste kans om bepaalde foto's te vergeten. Bovendien is de badkamer de enige kamer waar ik bijna altijd de deur sluit tijdens de shoot. Het is dus de perfecte plaats om mijn eigen tassen of andere items die we niet op de foto willen, op te bergen.
If we’re speaking about some elements I would love to have in my own apartment in the future, it would definitely be a fireplace and a balcony in my bedroom. In this apartment I could check off the fireplace from my list in many rooms. All of the three bedrooms and the living room have one. I don’t think I ever saw a fireplace in a bedroom during my work in the Netherlands. If you were lucky you might have one in the living room, but even that will not be very common in apartments.
Als we het hebben over enkele elementen die ik in de toekomst graag in mijn eigen appartement zou willen hebben, dan is dat zeker een open haard en een balkon in mijn slaapkamer. In dit appartement kon ik de open haard in veel kamers op mijn lijstje afstrepen. Alle drie de slaapkamers en de woonkamer hebben er één. Ik geloof niet dat ik tijdens mijn werk in Nederland ooit een open haard in een slaapkamer heb gezien. Als je geluk hebt kom je er misschien één in de woonkamer tegen, maar ook dat zal niet vaak voorkomen in appartementen.
When the room allows you to play with the space, I think it looks very chic to have your desk in the middle of the room. As you can see it even is a great solution in here. On all sides something is happening, at three of the four walls are doors and the wall in front of the photo is mainly windows. I can imagine this room will be hard to decorate since it has the function of a hallway too. In certain situations I would recommend to work with carpets to create one or several corners. How they did that here is not the best example, but if the carpet would have been bigger it can be nice to place it under the desk and create an island so to say. That will give a warmer feeling and not being lost in a big room.
Als de kamer het toelaat om met de ruimte te spelen, denk ik dat het heel chique staat om je bureau in het midden van de kamer te plaatsen. Zoals je kunt zien is het hier zelfs een geweldige oplossing. Aan alle kanten gebeurt wel wat, bij drie van de vier muren zijn deuren en de muur die recht van voor op de foto staat bestaat voornamelijk uit ramen. Ik kan me voorstellen dat deze kamer moeilijk in te richten is omdat hij ook de functie van een gang heeft. In bepaalde situaties zou ik aanraden om met tapijten te werken om één of meerdere hoeken te creëren. Hoe ze het hier gedaan hebben is niet het beste voorbeeld, maar als het tapijt groter zou zijn geweest kan het mooi zijn om het onder het bureau te leggen en als het ware een eiland te creëren. Dat zal een warmer gevoel geven en zo raakt een bepaald onderdeel niet verloren in een grote kamer.
At the same time I was here for the photos someone else came to make the floorplan. At Hemnet, the Swedish housing website, you can see an alternative floorplan and it shows this part of the hallway as a bathroom. There is a lot of storage space on the left and at the right you can find the laundry room and the bathroom which can be changed in a bigger room for example. Sometimes I really want to come back to houses after the new residents moved in. How nice would it be to see the same house with different residents and their own interior. Some brokers, especially in the suburbs, do visit the exact same houses with different residents each time that the place goes on sale. They worked together before and they are the professional in a certain area. How nice would that be? I only photographed one apartment in The Hague twice. It came on the market very quick again, but it was already empty the second time.
Op hetzelfde moment dat ik hier was voor de foto's kwam iemand anders om de plattegrond te maken. Op Hemnet, de Zweedse huisvesting website, kun je een alternatieve plattegrond zien en die toont dit deel van de gang als badkamer. Er is veel bergruimte aan de linkerkant en aan de rechterkant vind je de wasruimte en de badkamer die bijvoorbeeld in één grotere kamer kunnen worden veranderd. Soms wil ik graag terugkomen in huizen nadat de nieuwe bewoners er zijn ingetrokken. Hoe leuk zou het zijn om hetzelfde huis te zien met verschillende bewoners en hun eigen interieur. Sommige makelaars, vooral in de buitenwijken, bezoeken precies dezelfde huizen met verschillende bewoners elke keer dat het huis te koop staat. Ze hebben eerder samengewerkt en zijn de professional in een bepaald gebied. Hoe leuk zou dat zijn? Ik heb maar één keer een appartement in Den Haag twee keer gefotografeerd. Het kwam weer heel snel op de markt, maar de tweede keer was het al leeg.
This room has some extra corners and they feel a bit like a balcony but they are all closed. I can imagine this extra place will be perfect for a lounge chair to enjoy the sun while drinking a cup of coffee. On the photos you can see that with the first one I showed the height of the place and the big windows, next to this photo you can see some of the details. The beautiful elements in the wall and the handle of the window. The horizontal photo shows how big the space is and what kind of furniture will fit. I also made this photo of the view, for the ones who know Stockholm, the park in the back is Humlegården. This gives the potential buyer an idea of where the apartment is located.
Maybe it’s not very obvious in the photos, but the new residents have some work to do regarding the condition of the apartment. Before entering the apartment the broker already told me that it needed some renovation. I already told you about the possibility to change the floor plan and I do believe that if you have enough money this can turn into a beautiful home. In total it’s 167 square meters in the center of Stockholm and in the advertisement the price is missing. But with some research online this apartment might be the most expensive house I have photographed in my career so far.
Misschien is het niet erg duidelijk op de foto's, maar de volgende bewoners hebben wat werk aan de winkel wat betreft de staat van het appartement. Voordat ik het appartement betrad, vertelde de makelaar me al dat het gerenoveerd moet worden. Ik heb je al verteld over de mogelijkheid om de plattegrond te veranderen en ik geloof dat als je genoeg geld meebrengt je dit kan veranderen in een prachtige woning. In totaal is het 167 vierkante meter in het centrum van Stockholm en in de advertentie ontbreekt de prijs. Met wat onderzoek online zou dit appartement wel eens het duurste huis kunnen zijn dat ik in mijn carrière tot nu toe heb gefotografeerd.
Back in the days I had no idea it existed, but apparently real estate photographers do work with trends too. Right now it’s a trend to play with mirrors. In this photo above it shows you how mirrors can help you with giving more information in a photo. Often I see it passing by online from colleagues, I try to make certain photos myself and sometimes brokers even ask me if I can make a nice mirror photo since that is some good creative selling material. I will share such a photo soon to show you what I mean, but you can think about some details of the frame and the mirror shows an important part of the interior. It definitely looks very nice in a series of photos.
Vroeger had ik geen idee dat het bestond, maar blijkbaar werken vastgoed fotografen ook met trends. Op dit moment is het een trend om met spiegels te spelen. Hier op de foto zie je hoe spiegels je kunnen helpen met het geven van meer informatie in één foto. Vaak zie ik het online voorbij komen van collega's, tegenwoordig probeer ik zelf zulke foto's te maken en soms vragen makelaars me zelfs of ik een mooie spiegelfoto kan maken omdat dat goed creatief verkoopmateriaal is. Ik zal binnenkort zo'n foto delen om te laten zien wat ik bedoel, maar je kunt denken aan wat details van de lijst en de spiegel laat een belangrijk deel van het interieur zien. Het ziet er in ieder geval erg leuk uit in een serie foto's.
Beside the building and the main entrance, this was the first part of the apartment that I saw. For me it was already enough to know that this shoot was going to be fun. I never know what to expect, but I always hope for something nicely styled or unique. In the past I often had to photograph apartments that were so dirty. Sometimes brokers and I are joking that another part of our job is being a housekeeper, because we both want the best looking photos and therefore we will do our best to clean up a bit extra sometimes. These are not the moments I hope for, but afterwards if you succeed to do everything in time and the photos turned out very well it gives a proud feeling.
Naast het gebouw en de hoofdingang, was dit het eerste deel van het appartement dat ik zag. Voor mij was het al genoeg om te weten dat deze klus leuk zou worden. Ik weet nooit wat ik kan verwachten, maar ik hoop altijd op iets dat goed gestyled of uniek is. In het verleden moest ik vaak fotograferen in appartementen die zo vies waren. Soms maak ik met makelaars grapjes dat een ander deel van onze baan schoonmaakster zijn is, omdat we allebei de best uitziende foto's willen en daarom ons best doen om soms een beetje extra schoon te maken. Dit zijn niet de momenten waarop ik hoop, maar als je er achteraf in geslaagd bent om alles op tijd te doen en de foto's zijn heel goed gelukt, geeft dat wel een trots gevoel.
As you could have read on my Instagram, I had a small conversation with two man on the street while making the outside photos. They were asking where I was making photos from and I explained about the apartment that will go on sale. They were wondering if it would be a place where I would like to move in myself. For me it’s a yes. After the necessary things to renovate and remodel I think it will be perfect. What about you, do you see yourself living in here?
Zoals je op mijn Instagram kon lezen, had ik een klein gesprekje met twee mannen op straat tijdens het maken van de buitenfoto's. Ze vroegen waarvan ik foto's aan het maken was en ik legde uit over het appartement dat te koop komt te staan. Ze vroegen zich af of het een plek zou zijn waar ik zelf zou willen wonen. Voor mij is het een ja. Na het nodige renoveren en verbouwen denk ik dat het perfect zal zijn. En jij, zie jij jezelf hier al wonen?
